Payment

Rent is paid in two installments by Thai bank transfer or PromptPay: half at booking, the rest due 7 days before check-in (bookings made within 7 days of check-in pay in full at booking). Your booking is confirmed once we've verified each transfer against our bank account — this is a manual check, not an automatic one, so it may take some time. The security deposit is collected separately, in person, at check-in — see Security deposit below. If you cannot pay by Thai bank transfer or PromptPay, please book via Airbnb instead.

Security deposit

Each house requires a refundable security deposit. It is not paid online — you pay it in person at check-in, by bank transfer or QR scan (never cash). If there is no damage, we refund it within 1-3 days after checkout. If something is damaged, we deduct the repair cost and return the rest. Refunds are issued by the owner by hand, not automatically.

Guest identification

Thai law requires accommodation providers to notify Immigration (TM.30) of any foreign national staying with us, within 24 hours of check-in. Please have your passport ready at check-in — Thai guests may show a national ID card instead. This is handled in person by our housekeeping staff, not collected through this website.

Minimum age to book

The guest making the booking must be at least 20 years old and must be present for the entire stay. We do not accept bookings made on behalf of a group where the primary booker will not personally be staying.

Cancellation

Rent is paid in two installments (see Payment above). Cancel within 24 hours of booking: installment 1 is fully refunded. Cancel after 24 hours: installment 1 is non-refundable. Cancel after installment 2 has been paid: neither installment is refundable. If installment 2 is not paid by its due date plus a 2-day grace period, the booking is automatically cancelled and installment 1 is forfeited. To cancel, contact us with your booking reference.

Force majeure

If your stay is prevented by events beyond our control — natural disasters, government restrictions, or similar — we'll offer a full refund or the option to reschedule at no extra charge, rather than applying our standard cancellation terms.

House rules

Prohibited activities

The use, possession, production, or sale of illegal drugs or narcotics, and any form of vice or unlawful activity, is strictly prohibited on the premises. Sunshine456 has no involvement in, and disclaims any knowledge of, such activity by guests. Our properties may not be used to harbor individuals evading law enforcement or engaged in unlawful conduct. Any violation will result in immediate termination of the stay without refund, forfeiture of the security deposit, and may be reported to the relevant authorities.

No subletting

The guest who makes the booking may not re-rent, sublet, or re-list the property on another platform, and may not host additional guests beyond those declared at booking without our prior consent.

Property access

Sunshine456 or our staff may enter the property without prior notice in the event of an emergency, such as fire, flooding, or a safety hazard, and with reasonable advance notice for agreed maintenance or inspection.

Occupancy limits

Each house may only be occupied by the number of guests stated on its listing page, including children and infants of any age. Exceeding this number is not permitted under any circumstances. If the actual number of occupants exceeds the stated limit, we reserve the right to cancel the booking and forfeit the full booking payment, with no refund.

Safety & liability

Several of our villas sit on a cliff edge and share access to a resort pool. Parents and guardians are responsible for supervising children near balconies, stairs, and the pool at all times. Sunshine456 is not liable for injury, loss, or damage arising from a guest's own negligence or misuse of the property.

Personal belongings

Sunshine456 is not responsible for guests' personal belongings that are lost, forgotten, or stolen during or after their stay. Please safeguard your valuables.

Governing law

These policies, and any dispute arising from your booking or stay, are governed by the laws of Thailand, under the jurisdiction of the Thai courts.
